Proper Maintenance of Guestroom Humidity

Guestroom humidity can be a huge issue, particularly in the summer months. Though many southern states like Florida, Mississippi, Texas and Louisiana actually deal with humidity all year long. New occupancy sensing systems can now help you to maintain optimal temperatures and help you get through those hot and humid summer months with comfortable guests and highly efficient cooling bills. These new infrared occupancy-based energy conservation systems save energy and reduce average relative humidity. Here are some quick facts to help you understand the importance temperature and humidity can have on your property:

  • Extra humidity can cause unseen interior damage and potentially dangerous long-term health risks, including the growth of mold and mildew.
  • An over-sized HVAC system will use more energy than is necessary and can cause the average relative humidity of a room to increase. Coils and condensation drains have to be properly maintained to transfer moisture outside.
  • In very humid climates, indoor fans need be cycled off along with the compressor to prevent moisture from blowing off the coils and back into the rooms.
  • Improperly managed bathroom exhaust fans can remove too much air (replacing with outside air) and actually increase humidity levels.
  • Properly designed occupancy sensing systems do not turn off the heating/cooling unit in unoccupied rooms. Instead, they maintain a slightly warmer, management selected, set-back temperature to prevent chilling of the room during the hot and humid midday.
